How I started?

I started Flood Removal Remapping in 2007. We take properties that are in the mandatory flood zone and providing the property qualifies, we remap them out of the flood zone. This process allows homeowners, condominium associations, whether self managed or are managed by a property management company, and shopping center owners to remove their flood insurance. This removal becomes a savings year after year. Our fee is based on our
success, if we do not remove your property you us owe nothing. The process that we use is either yes or no leaving no gray area. We offer a free analysis to determine if the property meets the necessary requirements for removal. Our company is comprised of Susan Gillman, founder and Wendy Carnahan, land surveyor.

Our success rate is 100%. If we take you on as a client, we will remove your property or you owe us nothing.

If a property owner or condominium association believes that they are incorrectly mapped into a special flood hazard area, flood removal remapping will challenge the flood zone and having the property or structure exempt form the mandatory flood zone. Flood removal remapping, providing the property qualifies, will reclassify the structure to a flood zone x.
If we e-submit the application and have done the elevation certificate, we will have the letter of map amendment-removal (LOMA) from FEMA within 2 to 7 days. Under most circumstances, we can use a current elevation certificate.

Your mortgage lender will accept the LOMA letter which eliminates the need to pay flood insurance. The LOMA is transferrable. The LOMA letter does not expire and does not have to be renewed. Under most circumstances the property owner or association can obtain a refund on the existing flood policy for the unused portion for the current year.

It takes 30 to 60 days. If Deni Carnahan (Wendy) needs to do the elevation certificate(s) we can have the property out within a weeks time. After the Submittal is completed 

Providing there is no remapping, your savings will remain annually.

No there are no monies due. Unless the cervairt has to do a elevation certificate(s)
